Driveway Slope Exceeding 14%

This letter is being sent in response to the request to exceed the maximum allowed driveway
slope of 14%, dated March 13, 2006. Review of the submitted letter and site plan indicate that
site constraints prevent you from obtaining a 14% driveway slope. Rockeries along the north
property line are already proposed at heights of 7' and the quantity of grading is already
proposed to be around 2200cy. The roadway within the city right-of-way is proposed to be at the
maximum allowance of 12%. The upper portion of the driveway, near the garage, has minimal
slope and it is understood this is designed to allow for parking and maneuvering of vehicles.
For these reasons, it is found reasonable to allow a maximum driveway slope of 16% for the
lower portion of driveway, on private property, as noted on the civil plan sheet. The roadway
within the City right-of-way cannot exceed 12% and all other areas of the driveway shall be less
than 14%.

It is requested that a waiver is granted allowing the driveway to be constructed
using a 16% grade in lieu of the 14% maximum as required per ECDC.
Reasons supporting the waiver are:
1. The site consists of challenging existing topography.
2. Rockery heights can be limited with the 16%, as opposed to a 14% grade.
3. The 16% grade allows for a well designed parking and maneuvering area at the
top of the driveway and in front of the garage.
4. The 16% grade limits the amount of on-site grading activity in comparison to a
14% grade.
I trust this information fulfills the city's requirements in order to grant the waiver.
