05-423 Remax retaining wall e-mail.rtf From: Gebert, David Sent: Tuesday, May 23, 2006 10:39 AM To: McConnell, Jeanie; Graf, Jeannine; Bullis, Ann; Harrison, Marie; Umbaugh, Theresa; Zulauf, JoAnne; Chrisman, Lyle Subject: Tony Shapiro, Remax Project, retaining wall Tony Shapiro called concerning permit requirement for retaining wall at his Remax project. Project includes a keystone retaining wall. He said his civil plans show the max height of the retaining wall to be 3' 6" but his architectural site plan shows the retaining wall to be up to 4' 6" in some spots. I referred him to the recently updated retaining wall handout (which he said he had a copy of). I told him that if the retaining wall is greater than 4 feet high, it needs a permit, and that if the retaining wall is less than 4 feet in height, it doesn't need a permit unless it is in ESLHA, critical area or buffer, supports surcharge, or impounds flammable liquids or hazardous materials. He said the civil plans are correct and the retaining wall will be less than 4 feet in height. I told him to clarify that in writing and that the Building Division may want him to revise (or redline) his architectural site plan that shows the wall being as much as 4' 6". Dave
