Dear Mr. Deisher,
I have reviewed the above building permit application for the Planning Division and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue:
Recorded Short Plat Map:
1. Please provide two full size copies of the recorded short plat. Thank you for
providing the Auditor’s File Number so I could verify the status online. A condition of short plat (S-04-52)
approval is to provide the City Planning Division with two copies of the recorded plat with the recording
number written on them, and that the City cannot consider the subdivision to have been completed until this is
done. Please resolve this technicality at your earliest convenience.
-- I only came across one copy of the recorded plat map with your re-submittal on April 12 (thank you).
Would you like me to make a copy of it here (two pages would be $10) so that we have two on file (one for
the Clerk’s office and one for your short plat file), or would you like to submit the other copy yourself?
Slope:
2. Please label the top of the slope on the site plan. The geotechnical report suggests a buffer from the top
of the slope and this measurement needs to be shown.
-- Thank you for labeling the top of the slope on the site plan. Page 6 of the Nelson Geotechnical Report
(File No. 393604) dated May 26, 2004 states: “The proposed building setback of 35 feet from the top of the
steep slope on the western lot could be reduced to 25 feet, if desired, without impacting slope stability.”
The current site plan shows the proposed building at, in some places, less than ten feet from the top of the
slope (and in one spot, approximately three feet). Because this figure is less than what the Geotechnical
Report states is adequate, we would just need to have the Geotechnical Engineer review the current plans
(which are different than what they had originally reviewed) and make a statement/recommendation on the
safety of the type of foundations proposed and the safety of the project. Last year, the Critical Areas
chapter was updated, and the new code references are in Edmonds Community Development Code chapter
23.80 (Geologically Hazardous Areas) and 23.40 (Report Requirements). Please don’t hesitate to contact
me if you have any questions about Critical Areas.
Reduced Copy:
3. Please submit one reduced sizes copy of the site plan for the file (for archiving/microfilming).

only) with a written response to each of the above items. Please make all submittals to the Development Services
