Edmonds Community Development Code (ECDC) Chapter 16.20.040.B states, “Eaves and chimneys may project into a required setback not more than 30 inches.” Please either cut back the length of the eaves or cut back the width of the house by so that only 30 inches of eaves projects into the minimum required 10-foot side setback. Please revise this on the reduced site plans and all affected building plan sheets. New Rockery: 2. Please provide the elevation of the new rockery at 30-foot intervals along its entire length so that its elevation may be compared to the original grade of the site. The Planning Division measures the height of rockeries from the original grade in order to determine if the rockery is considered a structure (3 feet higher than the original grade). If it is found that the rockery would be considered a structure, it is not permitted to be within the required minimum setbacks. Height Calculations: 3. The height calculations shown on civil sheet #C-2 of 3 differ from those shown on building plan page #1 of 7. Please correct all height calculations to be consistent. Also, please show the height calculations on the reduced site plans. Lot Coverage: 4.Please show lot coverage calculations on the reduced site plans. Please redline plans or submit two sets of revised plans/documents (affected sheets only) with a written response to each of the above items. Please make all submittals to the Development Services Permit Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
