During review of the subject submittal it was found that the following information, corrections, or
clarifications will need to be addressed:
1.Clarify what appears to be an existing fence at the north property line. This fence shall not enclose the water
meter and must be located on private property.
2.Show the location of the sanitary side sewer from the property line to the house. A 6” cleanout with 12” CI
lamphole cover, per City standards, is required at the property line.
3.Show the location of the water service line from the meter to the house.
4.The detail for the CB protection shall clearly indicate a filter sock, per City of Edmonds standard detail E1.3
5.The topography contours at the south end of the driveway are not consistent with the RIM elevations
proposed for the two yard drains. Show and label all existing and proposed topography contours.
6.An onsite turn around is required. Per City of Edmonds standard detail E2.6.1, the turnaround shall be a
minimum of 10’ wide and extend at least 18’ beyond the south edge of the garage.
7.The full size grading/drainage plan has been redlined with the comment “use reduced size copy”. However,
the reduced size copy does not have all the pertinent notes and details. If necessary, provide 1 copy of the
reduced grading/drainage plan for layout purposes and imperious calcs/grading calcs only. Make a note on
this copy that references the full size plan set for all other information.
8.Label the block wall at the east edge of the swale, on the drainage plan.
9.Show how the driveway area near the garage will be sloped to direct stormwater runoff to the collection
points.
10.Due to the amount of flows being directed to the two proposed yard drains, should these be re-sized to a
Type I CB?
11.If CMP is to be used, as proposed for the run between CB#1 and CB#2, it shall be asphalt coated.
12.Provide a cross section of the pipe from CB#1 to CB#2 through the proposed swale system.
13.The detention pipe is noted to be CPEP per sheet C-3, but is shown as CMP on the drainage plan. Please
correct.
14.CB#3 south i.e. is noted as 48” CPEP on sheet C-2. Per sheet C-3 this should be 12” CPEP. Please correct.
15.The drainage plan indicates a detention pipe 36” in diameter, however sheet C-3 calls out 37 lf of 48” with
both ends reducing down to 12” for 2’. Please correct.
16.Provide invert elevations at CB#5 for the footing drain and rockery drain.

17.Please clarify whether driveway surface is to be concrete or asphalt, it is shown as both through the dwgs.
18.Please add a note to the drawing that states, “existing curb, gutter and sidewalk to be removed and replaced
as required by the City inspector.
19.Provide construction sequencing.
20.The lowest bottom of footing elevation is noted to be 139.8 – is this for the crawl or the cellar? It appears as
though the crawl will not be as much of a cut as required for the cellar. Please provide the bottom of footing
elevation for each step in the foundation.
