Please show this requirement on the plan. 4.Maintain 10’ separation between the sanitary side sewer and the water service line. 5.Indicate all erosion control measures, per City standards: Silt fence o Filter socks for protection in catch basins o 6.Provide grading calculations, including finished floor elevation and the lowest bottom of footing elevation. 7.Edmonds Community Development Code section 18.80.060 requires driveway approaches to be paved from the edge of the existing street a distance of 20 feet or to the edge of the property line, whichever is greater. Show the edge of the existing street and note whether the entire driveway will paved. o nd 8.A turnaround is required to prevent vehicles from backing out onto 202 St SW. It appears as though vehicles parked in the north garage bay do not have area within the driveway to turnaround. You could provide a turnaround along the west side of the house or widen the driveway towards the west, specifically in alignment with the north garage bays. 9.Provide a drainage plan, including the following: Show all proposed and existing catch basins o Provide RIM and invert elevations of all pipe connections at each CB, including the CB in the City right- o of-way. These elevations need to be consistent with the elevations of the topography contours provided and therefore I would suggest you revise the assumed elevation of the datum to be 100 instead of 0. The outfall pipe from the detention system control structure to the City’s storm system shall be a straight o run of pipe (no bends). You could either relocate the detention system to accomplish this or add a new catch basin to the City’s storm system to make your connection. Specify pipe sizing and slope on the plans. o DATE E-MAILED 4/4/06 2 PAGES Indicate how the driveway surface water runoff will be collected and distributed to the storm detention o system. Show the footing drains and point of connection to the storm system. The footing drains shall not tie o into the detention system. You could connect the footing drains to the outfall of the storm system or direct flows to a drywell on site. 10.The impervious surface calculations provided only reflect existing impervious areas. Note the year in which the impervious area was created and clarify if it is to be removed with this project. Also provide calculations for all new impervious areas to be constructed with this project, including roof outline, driveway, patios, etc. 11.The roof framing plan (S6) is not scaled and therefore I will need you to show the roof outline on the site plan or drainage plan (a scaled plan). Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
