The following items still require attention: 1.Detention: Impervious surface calculations show that your project creates over 5000 sf of new impervious area. The o city requires the detention system handling this amout of runoff to be of a design specific to this project and stamped by a licensed engineer. NOTE: The city detention system handout is not an acceptable substitution for this requirement. The footing drain is shown as tying into a second city catch basin west of where the CB the detention o system ties into. Consider instead tying into either the outflow line of the detention system (outside of the control structure or routing groundwater to a separate drywell (preferred). 2.Rolled curbing will not be allowed as a frontage improvement. Use curb & gutter instead. Provide curbing detail on site plan. 3.Specify proposed sidewalk material and subgrade in a separate detail on site plan. 4.Show a driveway approach detail on site plan. 5.Locate curbing such that the lane width will measure a minimum of 12 feet from curb face to the as-built street centerline (note this is NOT necessarily the right-of-way centerline). Include this dimension on the site plan. 6.Engineering notes the new power service shall be undergound. 7.Show the location of the water meter at the property line, as well as the proposed location of the water service line from meter to house on site plan. 8.A 6” cleanout is required on the sanitary sewer line at the property line with a 12” locking CI lamphole cover. Please show this requirement on the site plan. Show the sewer lateral from sewer main to house. 9.Maintain 10’ separation between the sanitary side sewer and the water service line. DATE E-MAILED 7/7/06 2 PAGES 10.Indicate all erosion control measures, per City standards: Silt fence o Filter socks for protection in catch basins o 11.Provide grading calculations, including finished floor elevation and the lowest bottom of footing elevation. 12.Edmonds Community Development Code section 18.80.060 requires driveway approaches to be paved from the edge of the existing street a distance of 20 feet or to the edge of the property line, whichever is greater. Show the edge of the existing street and note whether the entire driveway will paved. o nd A turnaround is required to prevent vehicles from backing out onto 202 St SW. It appears as though o vehicles parked in the north garage bay do not have area within the driveway to turnaround. You could provide a turnaround along the west side of the house or widen the driveway towards the west, specifically in alignment with the north garage bays. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
