During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed:
1.STORM.
The soils classification indicate that the native soils are adequate for infiltration; therefore,
allowing the infiltration method to be used to dispose of ALL impervious surface run-offs. All
impervious surface run-offs shall be collected and released to the proposed infiltration system.
Please resize the proposed detention system and infiltration trench to accommodate ALL
impervious surfaces w/in the site. Please provide a break down of ALL the proposed impervious
surfaces.
2.SEWER.
Please show the side sewer from the main, running along the north property line, to the house. A
6-inch clean out with locking cast iron lid shall be installed at the easement line.
3.Please provide the Traffic Impact Analysis for the proposed Single Family. Please refer to City of
Edmonds Development Information handout #E82. You may obtain this by accessing the City of
www.ci.edmonds.wa.us

4.Please provide the driveway width and limits. Also, please indicate how you plan to collect and convey
the driveway’s run-off to the detention system.
5.Please note, the Edmonds Community Development Code does not allow for a driveway slope in excess
of 14% without first obtaining approval by the City Engineer. Requests to construct a driveway up to the
maximum allowable slope of 20% must be submitted in writing to the City Engineer with an explanation
as to why the 14% slope cannot be achieved. Please provide a driveway profile in order to verify the
driveway slope.

6.Provide an on-site turn around. Make sure to include this impervious surface in the sizing of the storm
system calculations.
7.Pursuant to Edmonds Community Development Code 18.90, sidewalks are required as a condition of
development approval. Revise the site plan to include 5’ sidewalks along the property frontage. Include a
note for the driveway cut to be installed per City of Edmonds standard detail E2.26, sidewalk per
standard detail E2.13, and curb/gutter per standard detail E2.8
8.Provide top and bottom elevations for the proposed rockery and retaining wall.
9.Provide bottom of footing elevations in order to verify the proposed grading/fill quantities.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
