SWAN SINGLE FAMILY RESIDENCE AT 8120 FREDERICK PLACE
Dear Mr. Gray:
I have reviewed your resubmittal for the above building permit application for the
Planning Division; however, the following corrections will need to be made before
further review can continue:
Height Calculations:
1.Only four points should be used for the height calculations.
These points are composed of the four corners of the smallest rectangle that can
possibly fit around the proposed house. Please refer to the enclosed handout for
reference. Point A should be located at the northwest corner of the house. Point B
should be located at the northeast corner of the house. Point C should be located at
the southeast corner of the covered front porch. Point D should be located at a point
off of the southwest corner of the house that is in line with the rectangle formed by
the other points. Please correct the four points and height calculations accordingly.

Second Story Deck:
2.Sheet 3 of the building plans shows the proposed deck as being
64 feet long and 8 feet wide along the northern side of the house; however, the site
plan shows it as being 62.5 feet by 7.5 feet. Please make the measurements for the
deck consistent between the two sets of plans. Additionally, it appears that the area
of the deck as stated on the site plan (675 square feet) should be larger. Please
confirm or correct the area of the deck and use the correct area for the lot coverage
calculations.
Covered Porch:
3.The area provided on the site plan for the covered porch (759
square feet) appears to be inaccurate. Please recalculate the area for the covered
porch based on the dimensions of the porch as shown on the site plan. Also, please
use the corrected covered porch area for the lot coverage calculations.
Lot Coverage:
4.The lot coverage percentage provided on your resubmittal does not
appear to be accurate. Lot coverage is defined as the total ground coverage of the
house, not the total area of the house. Therefore, the area of the footprint of the house
should be used instead of the total area of each floor. The lot coverage calculations
should include the area of the footprint of the proposed house (including the stair
bumpout), the area of the covered porch, and the area of the second story deck.
Please correct the lot coverage calculations and show the total coverage in square feet
and as a percentage of the total lot area.
Please redline plans or submit three sets of revised plans/documents (affected sheets
only) with a written response to each of the above items. Please make all submittals to
the Development Services Permit Coordinator Monday through Friday, 9:00 am to noon
