RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 06-090
SWAN SINGLE FAMILY RESIDENCE AT 8120 FREDERICK PLACE
Dear Mr. Gray:
I have reviewed the above building permit application for the Planning Division and it
was found that the following information, corrections, or clarifications will need to be
addressed before review can continue:
Height Calculations:
1.Please specify what was used as the datum point for the height
calculations. Also, the stair bumpout and covered front porch must be included in the
height calculations. Please move points C and D to include the stair bumpout and
covered porch, and recalculate the maximum allowed height.
Stair Bumpout:
2.The building plans indicate that the stair bumpout is approximately
6.5 feet; however, the bumpout on the site plan scales out to approximately 9 feet.
Please specify the size of the bumpout, and make all necessary corrections to reflect
its actual size.
Elevations:
3. Please correct the labels on the elevations shown on sheet 1 of the
building plans as follows.
a.Change the label “west elevation” to “north elevation.”
b.Change the label “south elevation” to “west elevation.”
c.Change the label “north elevation” to “east elevation.”
d.Change the label “east elevation” to “south elevation.”
Covered Porch:
4. Sheets 3 and 6 of the building plans indicate that there is to be a
covered porch along the front of the house; however, the site plan does not reflect the
same roofline as what is indicated on the building plans. Please correct the site plan
to show the covered porch. Also, it appears that the porch might not meet the
minimum required 25-foot street setback from Frederick Place. Note that no more
than 30 inches of eaves may project from this covered porch into the required
setbacks.
Lot Coverage:
5.Please provide a breakdown of the lot coverage calculations on the
site plan. Lot coverage refers to “the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting
members or from a point two and one-half feet in from the outside edge of a
cantilevered roof, whichever covers the greatest area.” Note that stairs and decks
over three feet in height must be included in the lot coverage calculations. In
addition, the covered patio must also be included in the lot coverage calculations.
Please redline plans or submit two sets of revised plans/documents (affected sheets only)
with a written response to each of the above items. Please make all submittals to the
Development Services Permit Coordinator Monday through Friday, 9:00 am to noon or
1:00 pm to 4:00 pm. If you have any questions, feel free to contact me at (425) 771-
