The traffic control plan provided is not consistent with the layout of the roadway & proposed o work. The extension of the City’s storm system will be done in a one-way travel lane and the connection to the existing CB will be done at an intersection. Please revise accordingly. 2.ok 3.ok 4.ok 5.ok 6.ok 7.ok TRASH ENCLOSURE: I don’t believe you will have a trash enclosure, however sheet A3 still shows the details for it. If o this is no longer applicable it should be deleted from the plans. Redlining the plans is okay. If it is still applicable then it needs to be shown on the civil plans. Will the dumpsters have a concrete pad or will the containers be placed on the asphalt drive? o The dumpsters are shown in different locations on the civils and site plan and if there is a concrete pad or enclosure their location needs to be consistent between drawings. GRADING & TESC: 1.Grading calculations are to include grading for the foundation as well as the site. Please provide a bottom of footing elevation for the new building. The bottom of footing elevation has not yet been provided. o 2.ok DATE E-MAILED 5/26/06 2 PAGES WATER & SEWER: 1.This property falls within the jurisdiction of Olympic View Water & Sewer District (OVWSD) for both water and sewer utilities. Please provide a copy of your plans to OVWSD for review and approval. A copy of the plans with their signature of approval shall be returned to the City prior to permit issuance. Only the water system falls within the OVWSD jurisdiction. A copy of the plan with their o approval is still needed. 2.Show the location of the sanitary side sewer from the property line to the building. Will any alterations/repairs be made the sanitary sewer with this permit? Typically a single family residence would be served by a 4” line and the commercial use would require a 6” line. The sanitary side sewer has not yet been shown. o 3.A 6” cleanout is required on the sanitary sewer at the property line with a 12” CI lamphole cover, per City of Edmonds OVWSD requirements. Show cleanout on plans. o City of Edmonds Public Works Dept. 4.You will be required to verify with OVWSD the that use of the exising lateral is permitted. This note shall be added to the plans. o The sanitary side sewer must also be TV’d by the owner/developer and the TV record submitted o to our Public Works Dept. for review prior to gaining approval to reuse the side sewer. 5.Show the location of the water service line from the meter to the building. The water service line has not yet been shown. o 6.Will an irrigation system be installed on the property? If so, show the location of the landscape irrigation meter and backflow preventor. STORM: 1.Indicate proposed pipe material, sizing and slope for all runs of storm pipe. Please label run of pipe between infiltration CB & CB in right-of-way. o 2.The new storm line proposed from CB#3 to the existing CB in Paradise Lane is to be a minimum of 12” in diameter. If 2’ of cover cannot be maintained then ductile iron pipe will be required. Okay, pipe has been updated to 12”, but invert called out at connection to existing CB in ROW o states 6” not 12”. 3.ok 4.ok TRAFFIC ISSUES: 1.ok 2.N/A 3.N/A OTHER 1.It appears as though a concrete walkway is proposed from the building to the sidewalk along the west property line. This is shown on the site plan & the landscape plan, but has not been included in the civil drawings. Please revise accordingly so all plans are consistent. 2.The landscape plan shows all parking stalls at 8’6” which is not consistent with the civils. Please revise. DATE E-MAILED 5/26/06 2 PAGES 3.Please note on the plans the requirement to remove and replace the existing vertical curb and/or asphalt walkway as required due to the exentsion of the storm drainage system. 4.The construction sequence has been eliminated from the latest set of plans. Please add back in and revise to be specific with regards to the installation of the rock entrance, other utility work and ultimately the construction of the infiltration system. 5.The note calling out the construction entrance and referencing the City’s standard detail is not pointing to the new construction entrance location. Please revise. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
