GRADING & TESC:
1.4/11/06 - Grading calculations are to include grading for the foundation as well as the site. Please provide a
bottom of footing elevation for the new building.
5/26/06 - The bottom of footing elevation has not yet been provided.
o
6/15/06 – I still do not find this information on the plans. I understand the building will be slab on grade
o
and am therefore assuming you will trench the footings, but I do not have a bottom of footing elevation
to calculate grading quantities. I will also need you to confirm that the footings will be trenched.
6/21/06 – Information not provided.

2.4/11/06 - Show the location of the sanitary side sewer from the property line to the building. Will any
alterations/repairs be made the sanitary sewer with this permit? Typically a single family residence would be
served by a 4” line and the commercial use would require a 6” line.
5/26/06 - The sanitary side sewer has not yet been shown.
o
6/15/06 – The side sewer location has now been shown on the plans, however it is proposed to run from
o
a MH in the City right-of-way, along Paradise Lane for a distance of 220’ prior to entering the property.
This would be considered a private side sewer and private systems cannot be located within the City
right-of-way. I have included for you copies of the City’s sanitary sewer system in this area. The color
map (which only shows approx. location) gave the impression the SSMH was North of this project, but
according to your recent submittal this SSMH is actually South of this project and therefore connection
to the City’s system becomes more difficult.
a.The City shows an abandoned asbestos concrete force main from the SSMH down Paradise
Lane. This line needs to be shown on your drawings and avoided during construction.
Removal of this line would require appropriate abatement.
b.One option for the sanitary sewer for this property would be to cross the neighbors property
and tie into the MH or their lateral. You would of course be required to obtain an easement
from the neighboring property granting permission to do so.
c.Another option would be to run a new 6” lateral to the sewer trunk line in SR-104 and make a
tap into the main. This would require core drilling the main and placing an ROMAC inserta-
tee at the connection to the main.
d.See new comments noted under item #4.
6/21/06 – The new side sewer location has been shown. However, a copy of the easement granting
o
permission to run the sewer across the neighbors property is required prior to issuance of the
permit.
6/21/06 – The RIM and invert elevations at the existing sanitary sewer manhole south of the site
o
must be provided.
