Dear Mr. Deisher:
I have reviewed your revision to the above building permit application for the Planning Division
and it was found that the following information, corrections, or clarifications will need to be
addressed before review can continue:
Height Calculations: The height calculations provided by your surveyor state "per as -
built conditions", and the elevations of the four corners of the height rectangle do not match
the topography lines shown on the site plan. Therefore, it appears that the elevations used
for the revised height calculations were based on final grade, not original grade. Per ECDC
21.40.030, "Height means the average vertical distance, from the average level of the
undisturbed soil of the site covered by a structure, to the highest point of the structure."
Thus, the elevations used for the four corners of the height rectangle must be the original
grade of the four corners, not the final grade. Please have your surveyor submit an
explanation of how he conducted the revised height calculations. If his calculations were
based on final grade, please have him change it to be based on the original grade.
2. Rockeries: Rockeries are not permitted to exceed 3 feet over original grade where they are
located within the setbacks. Therefore, please provide top of wall and original grade
elevations along the proposed rockeries at 5 -foot intervals in order to ensure that the walls
do not exceed 3 feet over original grade where they are within the minimum required
setbacks. Note that the Building and/or Engineering Divisions may require the bottom of
wall elevations to be shown as well.
Please redline plans or submit three copies of your revised site plan with a written response to
each of the above items. Please make all submittals to a Development Services Permit
Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If you have any
