Include location of site protection chain link fencing. 3.Fire and Aid address signage is required and the location shall be shown on the site improvement plan. 4.Show the location of the mailbox unit on the site improvement plan. Refer to City of Edmonds standard detail E8.5 for placement in the sidewalk. 5.Show the location of the power vault. 6.Please provide a cost estimate for all civil improvements. Provide a breakdown of the on site improvements as well as a separate breakdown for the improvements within the City right-of-way, including traffic control. You will be required to post a bond those improvements within the City right-of-way. A bond amount will be determined after review of the cost estimate. 7.For your reference, City of Edmonds standard details are available on the City’s website at www.ci.edmonds.wa.us under the Engineering Division. Sheet 1 of 3 - GRADING & TESC notes & details 1.Catch basins located within the project vicinity shall have CB protection. Refer to Edmonds Standard detail E1.3 and include detail with plan set. 2.Reference Edmonds Standard detail E1.2 for the Temporary Construction entrance. 3.Show the location of the silt fence to be installed on site. Reference Edmonds Standard detail E1.1 and include detail with plan set. 4.Provide the lowest bottom of footing elevation for each step in the foundation so grading quantities can be verified. 5.Provide top and bottom wall elevations for the concrete wall proposed along the west property line. The wall cannot exceed 3’ in height from original grade within the setbacks. DATE E-MAILED 5/10/06 2 PAGES + attachment 6.Is the existing wood fence shown along the W, N & E property lines to remain in place? Provide a cross section along the west property line, to include the fence, concrete wall, and yard area. 7.A maximum 2:1 slope is required between the asphalt driveway and the ease property line. 8.Construction Sequence: #1 – change City Engineer to City Inspector #8 – change to read: Remove TESC facilities once vegetation is established. 9.Inspection Note: Call the City Engineering inspection line . . . Sheet 2 of 3 – ROAD & DRAINAGE 1.Please revise and resubmit the drainage calculations per the attached comments. 2.A yard drain detail has been provided, but the plans do not show where the YD is to be located. Please clarify drawings. 3.The detail for the retaining wall along the west property line shows a footing drain, but does not indicate the requirement for drain rock. It seems as though this detail is incomplete. 4.It is not clear where the retaining wall footing drain will discharge. Please show the appropriate connection point on the drawing. The footing drain shall not tie into the storm detetention system. 5.There is a Footing Drain & Roof Drain note on the drawing that needs to be revised as footing drains are not permitted to tie into the storm detention system. 6.If you would like, you could place the control structure MH at the curb line and eliminate the southerly CB as a minimal amount of surface water runoff would be bypassed. 7.Catch basin’s within the City right-of-way shall have locking vaned grates. 8.CB #5 needs to be a type II as there is 6’ from RIM to invert. 9.The driveway could be asphalt up to the dumpster enclosure. The concrete pad is only required within the enclosure itself. 10.Provide inside dimensions for the dumpster enclosure. Gate posts shall not interfere with the required gate opening. 11.Provide construction details for the enclosure with the civil plans. 12.The curb to be constructed in the City right-of-way shall be referred to as concrete curb and gutter, not vertical curb as shown on the drawing. Please reference Edmonds standard detail E2.8 and include detail with plan set. 13.Change note that refers to 6” vertical curb and gutter to read 18” curb and gutter. 14.Include Edmonds standard detail E2.15 for the curb ramp with the plan set. 15.The 5’ concrete sidewalk shall be constructed to Edmonds standard detail E2.13. Reference this detail and include with plan set. 16.The driveway entrance shall be constructed per Edmonds standard detail E2.27, which requires a high capacity gutter and radius entrance. Reference this detal and include with plan set. 17.The curb shall be painted yellow from the driveway entrance to the west property line. 18.Include Edmonds standard detail E2.3, Typical ACP & Utility patch. 19.The asphalt roadway shall be sawcut a minimum of 2’ beyond the gutter line to allow for acceptable restoration measures. 20.Section A-A shall show the requirement for a 2:1 slope behind the curb. 21.Control Structure Detail: Reference CB#1 on this detail. o 12” minimum cover is required over the control structure flat top. o Specify control tee overflow elevation. o The steps shall be called out as polypropylene. o The RIM elevation is shown to be 201.9 in plan view and 201 in this detail. Please correct. o DATE E-MAILED 5/10/06 2 PAGES + attachment Show invert elevation of the detention pipe in this detail. o Call out detention pipe diameter in this detail, including the diameter of the reduced pipe section. o The 12” CMP outfall from the detention system shall transition to PVC prior to entering the City right- o of-way. Call out this requirement in the plan view and specify the coupling required to transition from 12” CMP to PVC in this detail. 22.Construction Sequence: #1 – change City Engineer to City Inspector #8 – change to read: Remove TESC facilities once vegetation is established. Sheet 3 of 3 – PROFILE, SEWER, WATER notes & details 1.An 8” cleanout is required on the sanitary sewer line on the right-of-way side of the property line, with 12” CI locking lamphole cover per city standards. 2.A locking lamphole cover is required on all cleanouts located within asphalt or concrete surfaces. 3.Indicate the size and slope of the sanitary sewer lines stubbed to the corner of each building. The minimum size must be 6”. 4.The existing SSMH shall be core drilled and a sand collar used on the PVC pipe at the connection. 5.Provide a channeling detail for the SSMH. 6.The proposed water system has not been included on this drawing. Please revise accordingly. A fire connection permit is required per the Fire Department. The connection to the City’s water main, o fire line & domestic line and vault are to be shown on this plan sheet. Please refer to the following standard details and include in plan set. E7.8 – DCDA Plan, E7.8.1 DCDA Profile, E7.18 Fireline & Domestic Connections (details), E7.20 Fireline & Domestic Connections (profile). The valve cluster required on the water main shall be shown on this plan sheet. You will be required to o install 2 – 8” RSGV on the City’s 8” main, 1 RSGV on the domestic and 1 RSGV on the fire line. 7.Are you proposing to have a landscape irrigation system? Will there be a separate meter? Provide a landscape irrigation plan, show the location of the meter and backflow assembly. 8.Access Drive Profile: Call out RIM elevation for CB#5 and then note field adjust . . . o CB#1 – call out pipe size for each of the i.e.’s noted. o SSCO #1 is called out in the profile, but not labeled as such on the plan set. Also, the stub locations are o not shown in the profile view. What is the slope of the access road from CB#1 to the curb line? o Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
