During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed:
1.STORM.
All detention systems shall connect to the City of Edmonds Storm system. No day lighting of the
detention’s system outfall shall be allowed. The nearest catch basin for you to connect is at the
th
NE corner of the intersection of Maple ST and 8 Ave S. You shall install a type 1L catch basin in
th
front of 847 Maple and connect to the catch basin at the NE corner of Maple and 8. Your other
option is to INFILTRATE for which you would have to provide and prove to the City of
Edmonds that such method is adequate for this site by providing a percolation test result, soils
class, etc. Please modify the Drainage plan as needed.
2.SEWER.
The sewer lateral you have shown in the Site and Drainage plans does not exists. You may obtain
a copy of the side sewer for 837 Maple ST at our office for reference as well as visiting the site.
Please show the side sewer from the main to the property line and from the property line to the
house. A 6-inch clean out with locking cast iron lid shall be installed at the property line. The side
sewer for 837 Maple ST is within this property along the south property line. An easement has
been granted to 837 Maple for the benefit of this side sewer. Please show this private sewer
easement in the Site and Drainage plans.
3.Water.
The water meter you have shown in the Site and Drainage plan does not exists. The meter you are
referring to is the water meter for 837 Maple ST. If you plan to use this meter as shown in the
Site and Drainage plans please add a note to the meter saying “New meter” and add another meter
west of the property line. In addition, you need to select a different reference point for you
DATUM because this water meter does not exists.

4.Please provide the Traffic Impact Analysis for the proposed Single Family. Please refer to City of
Edmonds Development Information handout #E82. You may obtain this by accessing the City of
www.ci.edmonds.wa.us

5.Please note, the Edmonds Community Development Code does not allow driveway slopes to exceed
14% without first obtaining approval by the City Engineer. Request to construct a driveway exceeding
the allowed 14% slope and up to the maximum of 20% must be submitted in writing to the City Engineer
with an explanation as to why the 14% slope cannot be achieved. Please provide a driveway profile in
order to verify the driveway slope.
6.Pursuant to Edmonds Community Development Code 18.90, sidewalks are required as a condition of
development approval. Revise the Site and Drainage plan to include 5’ sidewalks along the property
frontage. Include a note for the driveway cut to be installed per City of Edmonds standard detail E2.26,
sidewalk per standard detail E2.13, and curb/gutter per standard detail E2.8
7.The rockery you have shown in the Site and Drainage is no longer there. Please remove the rockery.
Also, if you plan to install new rockery please refer to the City of Edmonds Development Information
handout #B63.
8.Provide bottom of footing elevations in order to verify the proposed grading/fill quantities.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
