Datum Point: Unfortunately, it will be impossible for our Building Inspector to verify the height of the proposed addition on the west side of the house using the datum point that you have provided. Please select a new datum point that is closer in location to the addition. Note that the datum needs to be a fixed point that is easy to find, (such as a water meter, survey pin, fire hydrant, manhole cover, etc.). One possible datum point could be the base of a survey pin at the northwest property corner. Please also ensure that the elevations of the four corners of the height rectangle haven't been affected by the change in datum point. If a new datum point is not selected, the height of the addition will need to be checked by a licensed surveyor. 3. Height Calculations: The height rectangle should not include the proposed deck since it is uncovered. Therefore, please move Points C and D of the height rectangle to the east in order to exclude the uncovered deck, but to include the outline of the residence, excluding up to 30 inches of eaves. Additionally, make any necessary changes to the height calculations due to the new positions of Points C and D. 4. Covenant: Since a sink and countertops resembling those of a kitchen are being added to the lower floor of the house, a covenant must be recorded at the County stating that the property owner is aware that an Accessory Dwelling Unit permit must be approved separately from this building permit application if the owner intends for the remodeled lower floor to act as a separate dwelling unit apart from the main residence. I am enclosing the City's Accessory Dwelling Unit handout as well as the covenant that must be recorded at the County. Please have the property owner(s) review and sign these materials. Note that signatures must be notarized and signed in black ink. Also note that due to the County's restrictions on margins, the covenant must be,printed on legal sized paper. You may either get the covenant recorded at the County on your own for $32, or you may turn it in to the City to record it at the County for you for $47 (the County's $32 recording fee plus a $15 City surcharge fee). If the property owner does in fact want to turn the basement into an Accessory Dwelling Unit, please have them contact me on how to obtain a permit. Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a written response to each of the above items. Please make all submittals to the Development Services Permit Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
