RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2006-1232
DUFFUS SINGLE FAMILY RESIDENCE AT 932 ALDER STREET
Dear Mr. Duffus:
I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before
review can continue:
1. Site flan: Please make the following changes to the site plan:
a. Change the direction of the north arrow to point towards Alder Street.
b. Label the fence(s) as either existing or proposed.
c. Move the label for the front porch within the outline of the porch and show the
posts of the porch on the site plan.
d. Clarify which dashed line is the outermost line of the proposed residence.
2. Deck: The second story deck accessed off of the master bedroom must meet the required 20 -
foot setback from the northern property line. Please either move the entire house to the south
so that the deck meets the street setback or remove the deck from the plans. Note that if the
location of the house is changed, the height calculations will need to be updated to reflect the
new location of the height rectangle.
3. Second Story Bumpouts: Clarify which line on the site plan represents the outline of the
bumpouts on the northeastern and northwestern corners of the second floor master
bedroom/bath, If these bumpouts are not shown, please show them on the site plan.
Additionally, note thatthese bumpouts must meet setbacks. Therefore, please show that the
required setbacks are being met (it appears that both currently project into the street setback
and that the northwestern one possibly projects into the side setback). If the house needs to
be shifted so that setbacks are met, note that the height calculations will need to be updated
to reflect the new location of the height rectangle.
Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a
written response to each of the above items. Please make all submittals to the Development
Services Permit Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If
