SW Dear Mr. Massey: I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Site Plan: 1. Please make the following changes to your site plan: a.Show the covered porch on the eastern side of the house. b.Show the patio on the western side of the house. c.Show the fireplace bumpout on the northern side of the house. d.Show the outline of the portion of the second story that cantilevers over the first story on the western side of the house. e.Show the proposed retaining wall. f.Label the shared 15’ easement as an ingress/egress easement. Retaining Wall: 2. Retaining walls are not permitted to be located within the setbacks if they exceed three feet in height over original grade. In order to ensure that this is not the case, please provide top of wall and original grade elevations at five-foot intervals along the length of the wall. Lot Area and Coverage: 3. Please correct the lot area shown on the site plan to reflect what was on the recorded subdivision map by showing the gross area as 9,070 square feet and the net area as 8,013 square feet. Additionally, please correct the lot coverage percentage to be 23.5 percent (the coverage is calculated out of the net lot area). Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
