Dear Mr. Woollen,
I have reviewed the above building permit application for the Planning Division and it was
found that the following information, corrections, or clarifications will need to be
addressed before review can continue:
1.SEPA: Thank you for submitting an Environmental Checklist. You will receive a copy of
the Environmental Determination as soon as it has been issued.
a.Is the 650 cubic yards of grading estimate a conservative figure? If your project
ends up exceeding 650 cubic yards, we will need to process a SEPA Addendum.
b.Your checklist says it is for 506 6th Ave S, but later there is discussion about both
lots 2 and 3 - is this checklist meant to cover grading on both lots?
2.Datum Point: Please revise the datum point and update the height calculations
accordingly. Please show the breakdown of your height calculations (the elevation of
the four corners, points A B C and D, that make up the smallest rectangle that encloses
all of the building) on the site plan.
3.Subdivision: Please note that we have not yet received Final Short Plat submittal
documents for review, and that the Planning Division would not be able to sign off on
this building permit until the short plat has been recorded and we receive two large
maps with the Auditor’s File Number written on them.
4.Deck: The south deck appears to project into the required 20 foot street setback.
Edmonds Community Development Code chapter 16.20.040.C states, “Uncovered and
unenclosed porches, steps, patios, and decks may project into a required setback not
more than one-third of the required setback, or four feet, whichever is less; provided,
that they are no more than 30 inches above ground level at any point.” What is the
height of the southern deck? Please revise the deck to meet this code requirement (if it
is under 30 inches in height, it may project up to 4 feet into the setback and be located
as close as 16 feet from the south property line).
5.Water Feature: What is the height of the water feature? If it is over three feet in heath,
then it would be considered a structure and would have to comply with setbacks.
6.ADU Statement: There are two kitchens shown in the plans, and there is no approved
Accessory Dwelling Unit permit on file with the City. Please record a “Statement on
Accessory Dwelling Units” with the County (see enclosed document). Or, if you prefer,
we can process this for you. The County will charge you $32 to record the document.
We will record it for you, but there is a $15 City surcharge ($47 total) if you would like
to turn it in directly to us.
7.Lot Coverage: The maximum lot coverage permitted is 35 percent of the site. If the site
is 5877.87 square feet, then the largest amount of building or structure that you could
cover the site with is 2,057 square feet. Please show the area of the building footprint
and deck footprint (if it is over 3 feet in height) on the site plan.
Thank you for your cooperation. Please redline plans or submit two sets of revised
plans/documents (affected sheets only) with a written response to each of the above items.
Please make all submittals to the Development Services Permit Coordinator Monday
