Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the above items to a Permit Coordinator. 1)Specify on the site plan if the fence along the North property line is existing or proposed. 2)10’x10’ shed shown in the SW corner of the property does not meet setbacks. Although it is less than 120 square feet and would not have required a permit, sheds are still required to meet City zoning setback requirements. Shed must be relocated to meet current setbacks. Contact the Planning department for setback questions. 3)Show outline of proposed second floor addition on the site plan. 4)On the section view specify stud size (i.e. 2x6), specify all insulation R values and specify minimum 10” tread depth. 5)Specify how addition will be heated (new or existing furnace?). 6)Show location of smoke detectors for the addition as well as through the existing residence. 7)Safety glazing is required at the stair landing window. Note on plans. 8)Specify height of half wall at top of stairs open to below. Also, guardrails are required to resist 200 psf and the in-fill components must resist 50 psf per Table R301.5. Note on plans. 9)Provide attic ventilation calculations. 10)Scale first floor structural plans or provide dimension to verify shear wall lengths. 11)Provide Shearwall and holdown schedule on the plans. 12)Specify required beam between the dinning room and living room and provide a beam calculation including point load from 4x12. 13)Provide calculations for 4x8 roof beams. 14)Dimension landing at stair (3’ minimum). 15)Provide complete framing plans showing how all loads are being carried to bearing (beams, post size and location, bearing walls, joists, existing foundation, etc.). A complete gravity review can not be done until this is provided. See attached handout for sample plans with minimum submittal requirements. 16)Provide second floor framing plan. 17)Structural calculation plan do not match drawings. Have EOR verify bathroom bumpouts do not change lateral calculations. 18)Provide detail for masonry chimney extension including extension of mechanical ducts. 19)Special inspections are required for the Kwik bolts and expansion anchors. Complete the enclosed special inspection agreement signed by the owner, the general contractor and the special inspector and submit to the City for approval prior to issuance. 20)Engineer of record specify retro-fit anchor bolts for bolts in shearwall schedule called out for SW1 and SW2 or if they are not applicable.
