RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 06-165
FALCONE ADDITION AT 824 MAIN STREET
Dear Mr. Mattson:
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Site Plan:
1. Please show the outline of the proposed second floor addition on the site plan, including
any second floor bumpouts.
Existing Shed:
2. The garden shed located in the southwest corner of the subject property does not
meet current setbacks. Please either move the shed to comply with existing setbacks or show that it
received a permit to be built in its current location. Please contact me if you have questions about
where you may relocate the shed.
Height Calculations:
3. It appears that Point A of the height rectangle does not include the bay
window bumpout on the northern side of the house. Please show the height rectangle on the site plan
and relocate Point A to include the bumpout. Also, please correct the height calculations if the height
of Point A changes.
Lot Coverage:
4. Please provide a breakdown of the lot coverage calculations on the site plan. Lot
coverage refers to “the total ground coverage of all buildings or structures on a site measured from the
outside of external walls or supporting members or from a point two and one-half feet in from the
outside edge of a cantilevered roof, whichever covers the greatest area.” Note that stairs over three
feet in height must be included in the lot coverage calculations; therefore, the exterior stair entrance
on the north side of the house must also be included in these calculations.
Please redline plans or submit two sets of revised plans/documents (affected sheets only) with a written
response to each of the above items. Please make all submittals to the Development Services Permit
Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If you have any questions,
