STAHL ADDITION AT 1027 SPRAGUE STREET
Dear Mr. Akins:
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Site Plan:
1. Please show the proposed stairs and landing accessing the sunroom on the site plan. Also,
show any existing or proposed patios or decks on the property.
Lot Area:
2. The plans state that the lot area is 8,712 square feet. However, the dimensions on the site
plan show the lot as being 75 feet by 110 feet. This would cause the lot area to be 8,250 square feet.
Please correct either the stated lot area or the dimensions on the site plan to reflect the true and
accurate lot area. Note that if the lot area is in fact 8,250 square feet, the lot coverage calculations
will also need to be corrected.
Elevations:
3. The front elevation shows the sunroom projecting out five feet to the east of the garage.
However, according to the site plan, the sunroom wouldn’t project past the garage at all. Please
verify the position of the sunroom on the site plan and correct the front elevation as needed.
Lot Coverage:
4. Please provide a breakdown of the lot coverage calculations on the site plan. Lot
coverage refers to “the total ground coverage of all buildings or structures on a site measured from the
outside of external walls or supporting members or from a point two and one-half feet in from the
outside edge of a cantilevered roof, whichever covers the greatest area.” Note that stairs and decks
over three feet in height must be included in lot coverage calculations; therefore, the stairs accessing
the sun room must be included.
Please redline plans or submit two sets of revised plans/documents (affected sheets only) with a written
response to each of the above items. Please make all submittals to the Development Services Permit
Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If you have any questions,
