It appears that the new deck is a different shape than the existing deck. Please show the outlines of both the existing and new decks (including stairs) on the site plan. Setbacks: 2. According to ECDC 16.20.040.C, “Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point.” Please provide the distance from the western property line to the stairs and deck, and note if (and where) the stairs and deck are higher than 30 inches above ground level. Height: 3. Please provide the height of the deck above the existing grade. Lot Coverage: 4. According to ECDC 21.15.110, lot coverage is defined as the total ground coverage of all buildings and structures on a site. This includes decks and stairs over three feet in height. If any portion of the proposed deck and stairs covers a greater area than the existing deck and is over three feet in height, please provide lot coverage calculations. Please redline plans or submit two sets of revised plans/documents (affected sheets only) with a written response to each of the above items. Please make all submittals to the Development Services Permit Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
