OATES SINGLE FAMILY RESIDENCE AT 7400 – 158 STREET SOUTHWEST
Dear Mr. Thomas:
I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before
review can continue:
Site Plan:
1. Please submit a reduced copy of the site plan.
Lot Area:
2. The site plan states two different numbers for the total lot area. Under “Site
Data,” lot area is stated as being 7,132 square feet. However, under “Drainage
Characteristics,” lot area is stated as being 7,200 square feet. Please indicate which area is
correct and make all necessary changes to the site plan.
Lot Coverage:
3. Lot coverage is defined as “the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or
from a point two and one-half feet in from the outside edge of a cantilevered roof,
whichever covers the greatest area.” This would include the footprint of the house, garage,
front porch, and decks. Please provide lot coverage calculations on the site plan.
Geotechnical Requirements:
4. Per page 6 of the geotechnical report, “All permanently
exposed slopes should be seeded with an appropriate species of vegetation to reduce
erosion and improve stability of the surficial layer of soil.” Please modify your tree cutting
and landscaping plan to show proposed landscaping for the areas of the site that will be
impacted by development. If you plan to retain existing vegetation in certain areas, please
indicate that as well.
Covenant:
5. Since the house is proposed to have a second kitchen, a covenant must be
recorded at the County stating that the property owner is aware that an Accessory Dwelling
Unit permit must be approved separately from this building permit application if the owner
intends for lower floor to act as a separate dwelling unit apart from the main residence. I
am enclosing the City’s Accessory Dwelling Unit handout as well as the covenant that must
be recorded at the County. Please have the property owner(s) review and sign these
materials. Note that signatures must be notarized and signed in black ink. Also note that
due to the County’s restrictions on margins, the covenant must be printed on legal sized
paper. You may either get the covenant recorded at the County on your own for $32, or
you may turn it in to the City to record it at the County for you for $47 (the County’s $32
recording fee plus a $15 City surcharge fee).
SEPA Review:
6. The grading quantity has been stated as being 444 cubic yards. Note that
if grading exceeds 500 cubic yards, SEPA review is required. Please contact the Planning
Division if it appears that the grading will end up going over the 500 cubic yard threshold.
Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a
written response to each of the above items. Please make all submittals to the Development
Services Permit Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If
