OATES SINGLE FAMILY RESIDENCE AT 7400 – 158 STREET SOUTHWEST
Dear Mr. Thomas:
I have reviewed your revision resubmittal dated May 13, 2008 for the above building permit
application for the Planning Division and it was found that the following information, corrections,
or clarifications will need to be addressed before review can continue:
Site Plan:
1. Please submit a reduced copy of your revised site plan (8.5 by 14 inches or
smaller).
Grading:
2. Your issued building permit plans state that 742 cubic yards of grading will be
conducted. Your rockery/retaining wall revision plans state that 444.1 cubic yards of cut is
proposed. Is this in addition to the 742 cubic yards that was approved under the issued
building permit? Please clarify, and provide the total quantities of cut and fill for the
proposed project, including all grading necessary for the issued building permit plans as
well as the proposed retaining walls revision. A SEPA Determination of Nonsignificance
was issued on April 9, 2007 for 800 cubic yards of grading. If it is determined that your
total quantity of cut or fill is over 800 cubic yards, please contact Planning staff to discuss
procedures for requesting an updated SEPA determination.
Geotechnical Report:
3.Since the proposed rockeries/retaining walls are located within 65
feet (the minimum required 50 foot buffer plus 15 foot building setback) of the steep slope,
a geotechnical report addressing the critical areas requirements of ECDC 23.40 and 23.80 is
required. Please have a qualified geotechnical engineer submit a report that meets the
requirements of ECDC 23.40 and 23.80 in respect to the proposed retaining walls.
Landscape Plan:
4.Please show the proposed rockeries/retaining walls on the approved
landscape plan and indicate whether there will need to be any changes made to the
landscape plan in order to accommodate the rockeries/retaining walls on site.
Please make all submittals to a Development Services Permit Coordinator Monday through
Friday, excluding Wednesdays, from 8:00 am to 4:30 pm. If you have any questions, feel free to
