Upon changing the lot dimensions and shifting the location of the house, it was noticed that the elevations of the four corners used for the height rectangle may have changed. Please either confirm or correct the elevations of the four corners and make any necessary corrections to the calculated maximum and proposed heights. Site Plan: 2. Please make the following changes to the site plan: th a. The reduced copy of the site plan that was faxed to the City on June 30 is not to scale. Please submit a reduced copy (either 8.5 by 11 inches or 8.5 by 14 inches) of the site plan scaled at 1 inch equals 20 feet. Since fax machines distort images, please submit the reduced copy in person. b. Since the existing first floor and proposed second floor do not exactly line up (the second floor does not have a bumpout over the existing bathroom on the southern side of the house), please show and label the outline of the proposed second floor addition. Southern Setback: 3. The distance shown on the site plan from the bumpout on the northern side of the house to the northern property line is stated as being 18.5 feet; however, the minimum required street setback is 20 feet. Since the existing house was constructed in 1920 (according to Assessor’s records), the existing structure can remain even if it does not meet setbacks, but the addition must comply with current development standards including all required setbacks. Please show that the proposed addition will meet the required 20-foot street setback from the northern property line. Front Steps: 4. ECDC 16.20.040.C states the following: “Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one- third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point.” In this case, the proposed front steps can th project into the 20-foot street setback from 4 Avenue North by no more than four feet as long as the steps are less than 30 inches in height; however, it was noticed upon second th review of the site plan that the 20-foot street setback line shown from 4 Avenue North is not drawn to scale and that the front steps project into the required setback by approximately six feet. Please make the necessary changes to the proposal so that the steps will project into the front setback by no more than four feet and so that the steps that project into the setback are less than 30 inches above ground level. Please show all changes on the site plan (and building plans if necessary). Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a written response to each of the above items. Please make all submittals to the Development Services Permit Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
