Box 874 Preston, WA 98050 RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2006-0762 TH WILSON DECK REPAIR AT 23711 – 104 AVENUE WEST Dear Mr. Peterson: I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Deck: 1. Please confirm whether the deck is proposed to be covered or uncovered. Note that if the deck is covered, height calculations must be provided. Setbacks: 2. Please provide the distance from the north side of the deck to the northern property line. Lot Area: 3. Please provide the total lot area of the subject property on the site plan. Lot Coverage: 4. Lot coverage is defined as “the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area.” Since the proposed deck is over 3 feet in height, it is considered a structure and must be included in lot coverage calculations for the subject property. Please provide lot coverage calculations showing the total area of the footprint of the existing residence, the total area of the deck, plus the area of any other structures on the subject property. Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a written response to each of the above items. Please make all submittals to the Development Services Permit Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
