Please draw in the height rectangle on the site plan to enable us to confirm that the correct points were used in the height calculations. Lot Area: 2. Based on the lot’s dimensions as shown on the site plan, the total lot area appears to be closer to between 12,500 and 13,000 square feet than the stated 15,316 square feet. Please verify or correct the total lot area and make any necessary changes to the lot coverage calculations. Lot Coverage: 3. Lot coverage is defined as “the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area.” It appears that the total lot coverage stated on the site plan did not include the existing gazebo and shed. Please add these structures to the lot coverage calculations and show them in the breakdown under existing coverage. Accessory Structures: 4. As noted in Jenny Readwin’s correction letter from the Building Division, the existing shed and gazebo must meet current setbacks unless it can be shown that building permits were obtained for these structures. Please indicate where these structures will be relocated to on the site plan. Note that they must meet the minimum required 10-foot setbacks from all property lines. Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a written response to each of the above items. Please make all submittals to the Development Services Permit Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
