RITCHEY ADDITION AT 7028 --164TH STREET SOUTHWEST
Dear Mr. and Mrs. Ritchey:
I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before
review can continue:
Height Calculations: When calculating height, the height rectangle should exclude up to
30 inches of eaves. It appears that the height rectangle shown on the site plan includes all
eaves. Please reduce the size of the height rectangle (bringing in each side approximately
1.5 feet) so that it is flush with the sides of the existing house and proposed addition.
Please correct the heights of the four corners of the height rectangle to reflect this change
and make any necessary changes to the average grade and maximum height. Also, please
indicate where the datum point is on the utility pole.
Roofing Plan: Please submit a roofing plan showing all existing and proposed roofing in
order to ensure that the residence, carport, breezeway, and RV storage will all be connected
as one structure.
3. Lot Covera2e: Based on the measurements provided on the site plan, the total area of the
existing house appears to be closer to 1,575 square feet (the covered porch on the northwest
side of the house must be included in the lot coverage calculations) and the total area of the
existing carport appears to be closer to 260 square feet. Please either correct the lot
coverage figures stated on the site plan or confirm that what was provided is correct.
Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a
written response to each of the above items. Please make all submittals to the Development
Services Permit Coordinator Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If
