Good morning Chris, As we're all aware, the Edmonds Way Apartments projects will be constructed in three phases. Phase I grading, shoring, utilities (civil plan approval) ? Phase II foundation ? Phase III structures ? We are near completion of Phase I, with just a couple of outstanding items. I will call you to discuss this further. I attempted to start my review of Phase II, but have found that many of the plan sheets have been revised as can be seen by viewing the Phase III submittal and yet the Phase II plans were not updated accordingly. Review of the parking layout/striping is really the biggest concern for the engineering division in Phase II. Standard width for parking stalls need to be 8.5feet in width by 16.5 feet in length. A quick look at the pertinent plan sheets ? (currently only provided with the Phase III submittal) indicates the parking stalls do not meet these dimensions. Phasing a project adds to the complexity of plan organization. The City has agreed to allow phasing for this project, but the plan sheets submitted with each phase need to clearly and accurately represent the items that are to be reviewed in that phase. Noting certain plan sheets as "For Reference Only" is perfectly acceptable, however the referenced plan sheets should be pretty consistent with those in the "Approved for Construction" plan set. Please review the Phase II and Phase III plans the City has on file and adjust or resubmit plan sheets as needed to make two complete plan sets that clearly represent the phase of work being completed under the respective permit.
