Please provide the distance from the southwest corner of the proposed garage to the western property line. Note that the garage must be at least 15 feet from the western property line. Lot Coverage: 2. There appears to be an error with the lot coverage quantities shown on the site plan. The total lot area is stated as being .25 acre, while the lot coverage is stated as being .22 acre. This would be equivalent to 88% lot coverage, which is well above the maximum permitted coverage. Lot coverage is defined as “the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area.” Please confirm the total lot area of the site and provide a breakdown of the lot coverage, including the area of the current residence, the area of the proposed garage, and the area of any other structures (such as sheds, covered decks, or uncovered decks over 3 feet in height) on the site. Note that the total lot coverage may not exceed 35%. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
