BRUMMITT ADDITION AT 8626 — 202ND STREET SOUTHWEST
Dear Mr. Brummitt:
I have reviewed the above building permit application for the Planning Division and it
was found that the following information, corrections, or clarifications will need to be
addressed before review can continue:
1. Site Plan: Please make the following changes to your site plan:
a. Show the outline of the existing cantilevered room over the eastern side of
the garage.
b. Show the height rectangle used for the height calculations.
c. Show the portion of the second story master bedroom that projects into the
proposed deck,
d. Label the fence shown on the site plan as either existing or proposed.
2. Datum Point: Please clarify what was used as the datum point and confirm its
elevation. I am unsure of what the abbreviation "elec ped" as stated on the site plan
stands for.
3. Height Calculations: Please show the outline of the portion of the second story
that cantilevers over the eastern side of the existing garage on the site plan. The
height rectangle must be modified so that this portion of the house is included in the
rectangle. Therefore, please show the height rectangle on the site plan and show the
exact locations of each of the four corners of the rectangle. Additionally, the height
calculations must be updated in order to reflect the new locations of Points A and B.
4. .Retaining Wall: The proposed retaining wall cannot be more than three feet in
height over original grade if it is located within the setbacks. Please either show
that all portions of the retaining wall meet the minimum required 7.5 -foot setbacks
from all property lines or cut down the height of the retaining wall so that it is less
than three feet in height over original grade, If a portion of the retaining wall is
going to be located in the setbacks, please provide top of wall and original grade
elevations at 5 -foot intervals along the length of the wall.
5. Accessory Dwelling Unit: During review of your floor plans, I noticed that the
lower floor contains a sink, countertop, and cabinets in one of the open rooms. The
City considers this to be a second kitchen. Since the house is proposed to contain a
second kitchen, a covenant must be recorded at the County stating that you are
aware that an Accessory Dwelling Unit (ADU) permit must be approved separately
from this building permit application if you intend for the lower floor to act as a
separate dwelling unit apart from the main residence. Even if you do not intend for
the lower floor to act as an ADU, the purpose of getting this statement recorded is
to protect any future owners from thinking that the house contains an approved
ADU. I am enclosing the City's ADU handout as well as the covenant that must be
recorded at the County. Please have the property owner(s) review and sign these
materials. Note that signatures must be notarized and signed in black ink. Also
note that due to the County's restrictions on margins, the covenant must be printed
on legal sized paper and cannot have writing located within the margins. You may
either get the covenant recorded at the County on your own for $32, or you may
turn it in to the City to record it at the County for you for $47 (the County's $32
recording fee plus a $15 City surcharge fee). If you are interested in applying for an
ADU permit, you are welcome to contact me on application procedures.
6. House Dimensions: The site plan shows the faces of the eastern and western walls
as being 44 feet long; however, page A -2b of the building plans shows the faces of
these walls as being 46 feet long. Please confirm which is correct and make all
necessary changes to either the site plan or the building plans.
Please make all submittals to a Development Services Permit Coordinator, Monday
through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If you have any questions, feel
