Dear Mr. Miller:
I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before
review can continue:
1. Datum Point: The edge of the asphalt is too difficult to use as a datum point. Therefore,
please select a new datum point and provide its elevation. The datum point should be
something that cannot be easily moved such as a manhole cover or a catch basin. Please be
specific in stating which part of the object is used for the elevation of the datum point.
2. Height Calculations: Please move the western side of the height rectangle to the west a
couple of feet so that it is flush with the western wall of the proposed second story
cantilever on the 2 -story addition. The elevations of Points B and C and the height
calculations should be updated accordingly.
Setbacks: Please change the building setbacks lines shown on the site plan to reflect the
minimum required setbacks for the RS -8 zone. The street and side setbacks should be
corrected as follows: 25 -foot minimum setback from the eastern property line and 7.5 -foot
minimum setbacks from the northern and southern property lines. Unfortunately, the
proposed additions do not meet the minimum required 7.5 -foot setbacks from the northern
and southern property lines. Please change your site plan and building plans to show that
the proposed additions will meet the minimum required setbacks. Although the existing
house does not meet the required setbacks, all new construction must comply with the
City's current development standards.
4. Lot Coverage: Please add the area of the existing covered porch into the lot coverage
calculations. Additionally, please specify whether the existing deck on the western side of
the house is 3 feet in height over original grade. If the deck is more than 3' in height, it
must also be included in the lot coverage calculations. Since the proposed additions must
be cut back to comply with the minimum required setbacks, the lot coverage calculations
should be updated to reflect the change in size to the additions.
Please make all submittals to a Development Services Permit Coordinator, Monday through
Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If you have any questions, feel free to contact
