The following information is need to complete review of your application: Setbacks. 1. The site plan indicates that the buildings will be located 10 feet from the property line along Edmonds Way. Either the site plan will need to be revised to comply with the street setback requirement of 15 feet, or a variance application must be submitted. Please contact me for the application materials. The fees total approximately $1310, and the processing time typically takes 3 to 4 months, assuming all application materials are complete and submitted within a timely manner. Height Calculations. 2. a. The height calculations cannot be rounded to the nearest tenth. Use the nearest hundredth. For example, the average grade for Building 1 is listed as 419.3; it should read 419.25. Please correct the average grade, actual and maximums as needed. b. Please label buildings 1, 2, 3, and 4 with the corresponding address. c. For 24116 please put the label of point D closer to the actual point, or draw an arrow. Trash Enclosure. 3. There is not one on the plans, so would it be accurate to assume that each residence will have its own refuse containers. Landscape Plan. 4. For your reference the Hearing Examiner’s conditions of approval are attached. a. As required by the decision, please list a specific plant for each symbol, not a range. If at time of planting a particular plant is not available, please communicate with Planning staff, and we will work with you as needed. b. Please respond to the Hearing Examiner’s third condition related to vegetation within th undeveloped ROW of 84. Please propose something other than existing vegetation. c. Also please revise the planting schedule to show the vine maples at a minimum height of 8 feet in order to comply with ECDC 20.12.015. d. FYI - a landscape bid will be required once staff has approved the landscape plan. Fireplace vent overhangs. 5. Please show the fireplace vent overhangs on the site plan, and label the accordingly. They are not required to be within the height calculations rectangle, but should be shown on the site plan. Rockery. 6. Please provide a detail of the rockery. On the detail please identify existing grade versus actual. Provided it does not exceed 30 inches above average grade, it can encroach into the setback by 3.3 feet. In other words, it may be 6.7 feet from the property line. Light fixtures. 7. Please submit a detail of the exterior light fixtures to be used. It should be comparable to the fixtures approved with the ADB application. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
