07-0168 Plan Review Comments.pdf CE ITY OF DMONDS th • 1215 AN•E,WA98020 VENUEORTHDMONDS P: 425.771.0220 • F: 425.771.0221 • W:www.ci.edmonds.wa.us HONEAXEB DSD: P•E•B EVELOPMENT ERVICES EPARTMENTLANNINGNGINEERING UILDING February 13, 2007 Mike Arnim Fax: (425) 672-7998 RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2007-0168 TH PMA DEVELOPMENT RETAINING WALLS AND DECK AT 803 – 9 AVE S Dear Mr. Arnim: I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Retaining Walls: 1.Please provide top of wall and original grade elevations along both retaining walls at 5-foot intervals to ensure that the walls do not exceed 3 feet over original grade where they are within the minimum required setbacks. Setbacks: 2.Please show the shortest distances from the deck to the property lines so that staff can verify that the deck meets the minimum required setbacks. Height Calculations: 3. Since the deck is covered by a trellis, it must be included in the height rectangle used for the maximum allowable height for the residence. Points A and D of the height rectangle must be moved west so that the rectangle includes the portion of the deck that is covered including at least as far west as the supporting posts for the trellis and excluding only up to 30 inches of eaves. Since the deck is on the downhill side of the house, it appears that the maximum height for the residence would be lowered by the addition of the covered deck. Based on the topography lines shown on the site plan, the trellis covering over the deck must be removed so that the height of the residence does not exceed the maximum permitted height. Lot Coverage: 4.If it is determined that the trellis covering the deck can be retained without decreasing the maximum allowable height of the residence, the area of the covered portion of the deck will need to be added into the total lot coverage calculations. Please note that the total lot coverage for the site cannot exceed 35%. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
