It was noted in your lot coverage calculations that some of the decks are more than 3 feet in height over original grade and some are less than 3 feet in height. Please specify on the site plan which of the existing and proposed decks are more or less than 3 feet in height over original grade. Height Calculations: 2. Please make the following corrections to your height calculations: a.Please explain what the datum point “PK NAIL” is. Note that the datum point must be something stationary (i.e. water meter, fire hydrant, etc.) that will not move with the proposed construction. b.It was noted that the height rectangle was expanded far enough to include all eaves; however, the height rectangle should exclude up to 30 inches of eaves and should extend only far enough to include the exterior walls of the house or supporting members (i.e. posts) of covered decks. Please move the boundaries of the height rectangle in so that they are in line with the outermost walls and supporting posts of the house (excluding up to 30 inches of eaves). Refer to the attached site plan for the correct location of the height rectangle. c.It was noted that the elevations of Points C and D shown on the height rectangle are different than those shown in the height calculations. Please correct this discrepancy and make any necessary changes to the height calculations shown on the site plan and the maximum height shown on the building elevations. d.Please include the height calculations on the reduced copy of your site plan. Lot Coverage: 3.Please separate your lot coverage calculations out from the impervious surface calculations. Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Since decks that are more than 3 feet over original grade are considered to be structures, they must be included in the lot coverage calculations. It appears that the covered deck, the decks over 3 feet in height, and the covered porch were not included in the lot coverage calculations, but were included in the impervious surface calculations. Please update the lot coverage calculations to include the entire footprint of the existing house and proposed addition (including the portion of the upper floor that projects over the lower floor), the covered decks, the uncovered decks over 3 feet in height, and the covered front porch. Please submit three copies of the updated site plan (at least one copy must be reduced in size) and only two copies of any affected sheets of the building plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
