Dear Mr. Morrison,
I have reviewed the above building permit application for the Planning Division. The following
information is needed to complete review of your application:
Boundary Line Adjustment.
1. I have not found record of the boundary line adjustment.
Both the city’s and the county’s map show the lot line on the west side as a straight line,
so please provide a copy of the final recorded document.
Setbacks.
2. The required setback along the western property line is 10 feet. The site plan
indicates that the deck is 7.5 feet from the property line, but it scales to 10 feet. Is it
possible that it actually is 10 feet from the property line? If not, the deck will need to be
reduced in size to meet setbacks, or receive approval for a setback variance. The
variance application process takes a minimum of 3 to 4 months; it involves a public
hearing, and the fees total approximately $1,320. However, there is no guarantee of
approval. I’ve enclosed a handout detailing the variance process. Please review the
criteria. The application must meet all of the criteria to receive approval.
Height Calculations
3. will not be required. The Height Calculations handout was sent to
you with the Building Division’s comments. Please disregard.
Please make all submittals to a Development Services Permit Coordinator, Monday through
Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. Please submit three copies of the revised site
plan or you may red-line the plans. If you have any questions, feel free to contact me at (425)
