On behalf of the Planning Division, I have reviewed the above building permit
application. Please respond in writing to the following items, so that I can complete my
review:
Setbacks
1.. I am in the process of determining the required setbacks for building
10. The Edmonds Community Development Code states that the required setback
from the street lot line is 15 feet. According to our maps it is surrounded by Pine
thth
Street and 216 Street SW. Since 216 Street is not fully developed, perhaps a
street setback will not be required. I need to confirm this with Duane Bowman,
th
Development Services Director; which I hope to do Tuesday, August 7.
When scaling the site plan, the building appears to be 10 feet from the south
property line. Earlier civil plans approved by the City show Building 10 as 20
feet from the south property line. I also reviewed the original plans approved by
the Architectural Design Board (ADB). It appears that the building may have
been shown as 10 feet from the south property line. But of course, there are
caveats throughout the decision, that the plan must comply with all applicable
Edmonds Community Development Codes. Once I’ve verified the required
setbacks and have notified you, please revise the site plan to show the setbacks.
Rockery along South Property Line.
2. Thank you for providing the top and
bottom of wall elevations for the existing rockery along the south property line.
The plans indicate that the rockery will be replaced as needed. In regards to the
replacement, please clarify if the top of wall will remain the same elevation as is
existing. Please do so by red-lining the plans or providing a revised copies of the
relevant pages. Basically the plans must verify that the elevation of the new wall
will not exceed 36 inches above original grade ONLY FOR THE PORTIONS
WITHIN THE SETBACK.
The following items are not needed for approval of the grading and shoring permits, but
will be required with the permit application for construction of the building:
Height calculations based on the ORIGINAL grades of the property.
Compliance with the parking requirements.
Please make all submittals to a Development Services Permit Coordinator, Monday
through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. Please provide one copy of the
revised reduced site plan and two copies of all other revised pages. If you have any

Next week I plan to be in the office Tuesday (8/7) and Friday (8/10). If I am not
