MOLNAR DETACHED GARAGE AT 540 EDMONDS WAY
Dear Mr. Molnar:
I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before
review can continue:
Site Plan: Please confirm whether or not all existing accessory structures are shown on the
site plan submitted with the building permit application. The City's street file for the
subject properly contains a site plan from 1992 that shows a storage shed, storage building,
and detached garage. It was noted that a demolition permit was issued for the demolition of
the old garage; however, I did not find evidence of the removal of the other two structures.
If these other two structures still exist, please show them on your site plan. If you plan to
remove these structures, please contact the Building Division to determine if a permit is
required.
2. Lot Area: PIease provide the total lot area on your site plan.
Lot Coveraie: Lot coverage is defined as "the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or
from a point 2.5 feet in from the outside edge of a cantilevered roof, whichever covers the
greatest area." The total lot coverage for the subject property would include the footprints
of the existing residence, the proposed garage, and the footprints of any other structures on
the site such as sheds, covered porches, and decks over three feet in height. Please provide
lot coverage calculations on your site plan, including a breakdown of the calculations (i.e.
size of the house, garage, sheds, etc.). Note that lot coverage is calculated as a percentage
of the total lot area and cannot exceed 35 percent.
Please make all submittals to a Development Services Permit Coordinator, Monday through
Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If you have any questions, feel free to contact
