The following information must be corrected to complete my review: Height Calculations. 1. a.The height calculations are shown both in relation to the datum point and the actual elevations. As it stands the two series of numbers do not match up. The datum point is labeled as 391.23, but is also shown as 391.25. As a result the two series of calculations are off by .02 feet. The two series of calculations must match up or show only the calculations in reference to the elevations (3XX.XX). Then the numbers will correspond with the topography information that you’ve provided. If necessary revise the elevation views to correspond. b.Maximum height. The maximum height is 25 feet. It is shown correctly with the 3XX.XX calculations, but is shown as 35 feet in reference to the datum point. Specifically, the height calculations read average grade of 84.25 and a maximum of 119.25. If the average grade is 84.25, the maximum should be 109.25. Rockeries 2.. The site plan indicates that the rockery along the north property line will not exceed 3 feet in height. I must verify that it will not exceed 3 feet above original grade. It appears that the rockery will support a cut slope and likely not exceed 3 feet above the existing topography. To demonstrate compliance, please provide the proposed top and toe elevation of the rockery in 5 foot intervals. You may red-line the existing plans or provide new copies. If providing new copies, please submit 3 copies of the revised site plan (1 reduced copy). Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
