CLARK DECK AT 719 —13TH WAY SOUTHWEST
Dear Mr. Clark:
I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before
review can continue:
1. Site Plan: Please make the corrections to your site plan requested by Jenny Readwin,
Plans Examiner, in her letter dated May 17, 2007.
2. Setbacks: Show on your site plan the shortest distances from each of the decks to all
property lines. Additionally, please show the shortest distance from the western deck to the
eastern boundary of the access easement along the western side of the property.
3. Lot Coverage: Lot coverage is defined as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or
from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest
area. Note that stairs and decks that are more than 3 feet in height over original grade are
considered to be structures; therefore, they must be included in the lot coverage
calculations as well. Please provide a breakdown of the lot coverage calculations
(including the footprint of the residence, all decks and stairs more than 3 feet in height over
original grade, the shed, and any other existing structures) on the site plan. Lot coverage is
calculated as a percentage of the net lot area; therefore, please provide the net lot area
(gross area minus the area of any access easements) on the site plan as well.
Please submit three copies of the updated site plan (at least one copy must be reduced in size) and
only two copies of any affected sheets of the building plans. Please make all submittals to a
Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm
