Before I can sign off on the permit, however, the following information needs to be clarified: Site Plan: 1. Please make the following changes to your site plan: a.Please indicate a scale on the site plan. b.The elevation drawings do not match what is on the site plan. The house, in elevation, appears to be ‘flipped’ relative to the site plan. Please confirm that the site plan shows the accurate portrayal of how the house will appear on the parcel. c.Please indicate the actual distance of the house to the western property line. d.Please show the 2-foot contour line at the 378’ elevation. e.The proposed patio off the rear of the house appears to be encroaching into the setback. According Section 16.20.040.C of the Edmonds Community Development Code (ECDC), patios may project into a required setback not more than one-third of the required setback, or four feet, whichever is less. Please confirm that the proposed patio meets the setback requirement. f.Please show the fireplace that is proposed for the southern elevation. 2.Height Calculation: According to ECDC Section 21.40.030.A, ‘height’ is the average vertical distance, from the average level of the undisturbed soil of the site covered by a structure, to the highest point of the structure. ‘Average level’ is determined by averaging elevations of the downward projections of the four corners of the smallest rectangle which will enclose all of the building, excluding a maximum of 30 inches of eaves. Using this information, please make the following changes to the height calculations: a.The corner points (A-D) appear to taken at the corners of the eaves. Please move the corners in to the edge of the proposed structure to make the smallest rectangle. b.Please confirm that the listed elevations for the updated corners A-D are those measured from undisturbed soil prior to grading or fill on the site. c.Please indicate the maximum permitted and actual heights on the proposed front elevation Lot Coverage: 3. Lot coverage is defined as “the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 2.5 feet in from the outside edge of a cantilevered roof, whichever covers the greatest area.” As a result, the lot coverage calculations should include the total footprint of the house and garage as well as the covered front porch – excluding eaves. Please provide the appropriate lot coverage square footages and the final calculation as a percentage of the total area of the lot. Finally, according to the City’s records, the Edwards-Vassar short plat (S-06-42) has not been finalized and recorded at the County. Until this is done and the City receives three copies of the recorded plat, I could not sign off on any SFR proposed for Lot 1. If you have any questions about finalizing the short plat, please contact Jen Machuga from our office and reference her email sent to you on July 18, 2007, that indicated several requirements for the final plat document.
