Email: vikingproperties@aol.com RE: PLAN REVIEW COMMENTS FOR PLAN CHECK 0 2007-0501 VIKING PROPERTIES NEW SFR AT 10204 — 244Tn STREET SOUTHWEST Dear Mr. Coleman: I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: 1. Setbacks: Your site plan shows a proposed setback of 7 feet from the northern property line; however, a minimum of 7.5 feet is required. Please update your site plan to show that the 7.5 foot side setback will be met. Height Calculations: Based on the topography shown on your site plan, it appears that Point A of the height rectangle should be less than 416' and Point B should be more than 416'; however, the opposite is stated on the site plan. Please verify the elevations of Points A and B of your height rectangle and make any necessary changes to the height calculations. Additionally, please provide the maximum allowed and proposed heights on the site plan. 3. Lot Coveratze: Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Please provide the total lot area of the site and a breakdown of the lot coverage calculations on the site plan. This may be redlined on the plans. Please submit three copies of the updated site plan (at least one copy must be reduced in size) and only two copies of any affected sheets of the building plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
