Dear Mr. Uberuaga,
I have reviewed the above building permit application for the Planning Division. The following
information is needed to approve the application:
Height Calculations
1.. Please identify the actual elevation of the proposed residence on
the site plan.
Elevation Views
2.. Please label the average grade, actual elevation, and maximum
elevation on the elevation views shown on page A3.0.
Datum Point
3.. The full size site plan does not show a datum point. The reduced site plan
identifies the telephone pole as the datum. A telephone pole is not an ideal datum since
the elevation of its base can vary. I realize that the area is relatively flat, but since the
residence will be built to the maximum allowable height, select a different datum.
(Sometimes building permits can be appealed, and we want to avoid that.) Possible
suggestions for an alternate datum include the top of the water main or top of a manhole
cover. Please show the datum on all versions of the site plan.
Building Projection into Setbacks
4.. The floor plans for the second story identify a bay
window/building projection along the north side of the house. It appears to encroach into
the setback area. Please revise the plans, so that the building complies with the required
setback of 7.5 feet from the property line. If you choose to add a cantilever elsewhere, it
must be shown on the site plan.
Lot Coverage
5.. The maximum allowable lot coverage is 35%. This is different from the
impervious surface calculations. It must include the footprint of the building and any
portion of the residence which cantilevers beyond the footprint. It does however exclude
the roof eaves. Please provide the lot coverage calculations separate from the impervious
surface calculations.
Please make all submittals to a Development Services Permit Coordinator, Monday through
Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. Please submit one copy of the reduced site plan
and two copies of all full size pages. If you have any questions, feel free to contact me at (425)
