Dear Mr. Sundquist:
I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before
review can continue:
Site Plan:
1. Please show the existing gazebo on your site plan.
Setbacks:
2. It is difficult to tell if the northwestern corner of the garage crosses the 15-foot
street setback line. Please redline your plans to show that this corner of the garage will be
at least 15 feet from the western property line.
Lot Coverage:
3.Lot coverage is defined as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or
from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest
area. Note that stairs and decks that are more than 3 feet over original grade are considered
to be structures and are, therefore, included in lot coverage calculations. It appears that the
proposed stairs and decks as well as the existing gazebo were excluded from your lot
coverage calculations. Additionally, it is unclear whether the covered front porch and all
bay windows were included in the calculations. Please provide a breakdown of your lot
coverage calculations, including the area of the proposed residence, garage, deck, stairs,
front porch, and existing gazebo.
SEPA:
4. Your site plan states that 496 cubic yards of grading is proposed. Please note that
SEPA review will be required if the quantity of grading exceeds 500 cubic yards. Please
contact the Planning Division immediately if you find that the total quantity of grading will
exceed 500 cubic yards.
Please submit three copies of the updated site plan (at least one copy must be reduced in size) and
only two copies of any affected sheets of the building plans. Please make all submittals to a
Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm
