I have reviewed the above building permit application for the Planning Division. Please
respond in writing to the items listed below. Where appropriate, you may red-line the
existing plans or provide new copies. The following information is needed to complete
review of the application:
Site Plan.
1.
Easements
a.. Please revise the site plan to show the private access easement
across the property to 803 Driftwood Place. If there are any other easements
on the property, they should also be added to the site plan.
Rear Setback
b.. Since the property is considered to be a corner lot, it does not
require a rear setback. Please remove the rear setback language from the site
plan.
Cantilever/Decks
c.. Please clearly identify all portions of the residence which
are cantilevered; in doing so, distinguish between the deck and the indoor
livable space.
Geotechnical Engineer’s Report
2.. The site plan shows the top of bank with a 10-
foot buffer + a 15-foot building setback. The required buffer is 50 feet, but it may be
reduced to 10 feet with a letter from a Geotechnical Engineer. The engineer must
demonstrate compliance with Edmonds Community Development Code
23.80.070A1b.Buffer Reduction. The buffer may be reduced to a minimum of 10 feet
when a qualified professional demonstrates to the satisfaction of the director that the
reduction will adequately protect the proposed development, adjacent developments
and uses and the subject critical area.
Fence.
3. It appears that the fence will be constructed of concrete. For the portion(s) of
the fence located within the setback area, will the fence also function as a retaining
wall? Please clarify. If it does, the retaining portion must be less than 36 inches in
height for that portion located within the setbacks.
Stream Buffer Mitigation Plan
4.

a.Easement. Remove planting area which falls on private access easement.
b.Plantings. I have spoken with the biologist Sasha at Landau Associates about
possible revisions to the proposed mitigation plan that would be more
amendable to the neighborhood, but still provide an improvement to the
stream’s functionality.
Please make all submittals to a Development Services Permit Coordinator, Monday
through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. Please submit three copies of all
