RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2007-0612
MONUMENT SIGN AT 635 PARADISE LANE
Dear Mr. McCormick:
I have reviewed the above building permit application for the Planning Division and
found that the following information, corrections, or clarifications will need to be
addressed before review can continue:
1. Location of Sign: The monument sign, as proposed, is a total of 46 inches
tall (concrete base to top of sign). The concern is that a sign of this height
may not be sited within the required 15-foot street setback from your property
line along Paradise Lane. No structure greater than 36 inches tall can be
placed in the street setback. A sign 36 inches or less could be placed in the
setback unless the Engineering Division found there was a concern with sight
distance and safety.
2. Landscaping: While the area around the proposed sign must be landscaped,
it appears that the sign is proposed for an area of new landscaping adjacent to
Paradise Lane. The landscape plan for the site approved on December 4,
2006, indicates a cherry tree and several small laurel bushes in the same
general area as is proposed for the sign. If you must alter the landscaping in
order to accommodate the proposed sign, please submit a plan indicating what
vegetation you are proposing to remove and where vegetation is to replaced
nearby.
Please make all submittals to a Development Services Permit Coordinator, Monday
through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If you have any questions,
please contact me at (425) 771-0220, ext. 1330.
Sincerely,
Mike Clugston
