Sargent Email: jp@sargentescrow.com RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2007-0618 TH SARGENT DECK AT 7325 180 STREET SW Dear Mr. Sargent: I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Front Setback: 1.It appears your proposed deck will encroach approximately th seven (7) feet into the required 25-foot street setback from 74 Avenue West. Because yours is a corner lot in the RS-8 zone, the setbacks are calculated to be thth 25 feet from both 74 Avenue West and 180 Avenue Southwest. The two other setbacks would be considered side setbacks and would be a distance of 7.5 feet. According to Edmonds Community Development Code (ECDC), a deck may not project into a required setback if it is more than 30 inches above ground level at any point (16.20.040.C). Lot Coverage 2.: As proposed, the additional 435 square feet of new deck will increase your total lot coverage above the 35% maximum limit for the RS-8 zone (ECDC 16.20.030). According the Snohomish County Assessor’s records, your parcel is approximately 9,148 square feet. Your existing house covers approximately 3,055 square feet (or 33.4%) of the parcel. The 435 square feet of deck would increase that lot coverage to approximately 3,490 square feet (or 38%) of the parcel. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
