Please respond to the following items, so that I can complete my review: Reduced Site Plan 1.. Please submit at least one copy of a reduced site plan – letter or legal sized at the scale of 1 inch = 20 feet. Submit 3 copies of the site plan total. Only one needs to be reduced copy. Grading Calculations 2.. The application appears to be missing the grading calculations. I just need to confirm that the grading will not exceed 500 cubic yards. It appears that is unlikely, but if it will, an environmental (SEPA) checklist will be required. You can obtain a copy at our office. There will be an additional $420 fee for the review. Height Calculations. 3. Please make the following revisions: NE Corner. a. For the height calculations, the NE corner (elevation 144.02) must be moved northward to make a complete rectangle. Maximum and Actual Elevations. b. On the site plan, please note the maximum elevation and the actual elevation of the proposed addition. Elevation Views. c. Please label the average grade, actual elevation, and maximum elevation on the elevation views. Submit 2 revised copies of page A-3.1. Geotechnical Report. 4. Please have the geotechnical engineer identify the top of slope on the site plan and the required buffer. The required buffer from the top of slope is 65 feet (50-foot buffer + 15-foot building setback). The addition may be located within the buffer area, but the geotechnical engineer must submit a letter demonstrating ONE of the following: a.Edmonds Community Development Code 23.80.070A1b. Buffer Reduction. The buffer may be reduced to a minimum of 10 feet \[+15-foot building setback\] when a qualified professional demonstrates to the satisfaction of the director that the reduction will adequately protect the proposed development, adjacent developments and uses and the subject critical area. \[‘Subject critical area’ refers to the slope.\] b.Edmonds Community Development Code 23.80.070A2. Alterations. Alterations of an erosion or landslide hazard area and/or buffer may only occur for activities for which a hazards analysis is submitted and certifies that: (a) The development will not increase surface water discharge or sedimentation to adjacent properties beyond predevelopment conditions; (b) The development will not decrease slope stability on adjacent properties; and (c) Such alterations will not adversely impact other critical areas. Submit 3 copies of the geotechnical letter/addendum. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
