Email: rimetime@comcast.net RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2007-0677 EAGLEWOOD HOMES SINGLE FAMILY RESIDENCE AT 907 CEDAR ST. Dear Applicant: I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Site Plan: 1. Please make the following changes to your site plan: a.Show and label the outline of the portion of the upper floor that cantilevers over the lower floor on the southern side of the residence. b.Label the retaining walls/rockeries as existing or proposed. Lot Coverage: 2.Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Note that since stairs and decks that are more than 3 feet over original grade are considered to be structures, the portion of the stairs to the main entrance that are more than 3 feet over original grade must be included in the lot coverage calculations. Additionally, the covered porch, uncovered upper floor deck, and the portion of the upper floor that cantilevers over the lower floor on the southern side of the residence must also be included in the calculations. The site plan states that the “building including deck” is 2,122 square feet; however, it is unclear if this includes the covered porch, the stairs over 3 feet in height, or the portion of the upper floor that cantilevers over the lower floor on the southern side of the house. Based on staff’s calculations, it appears that the proposed lot coverage is slightly over the maximum allowed 35%. Please provide a breakdown of the lot coverage calculations on the site plan and reduce the size of the proposed residence if necessary to reduce the proposed lot coverage to below the maximum allowed 35%. Height Calculations: 3. Please move Points A and B of your height rectangle slightly to the south so that the height rectangle includes the portions of the upper floor that cantilever over the lower floor on the southern side of the residence and so that the rectangle includes the posts supporting the roof for the covered front porch (the height rectangle may only exclude up to 30 inches of eaves). Please update the elevations of Points A and B accordingly and update the height calculations to reflect the new elevations of Points A and B. Note that the height calculations should be updated on the site plan and the building plans. Please submit three copies of the updated site plan (at least one copy must be reduced in size) and only two copies of any affected sheets of the building plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
